New Housing Serves Kansas City Teachers and Families

The LIHTC development features 42 affordable and eight market-rate units.

A mixed-income community for teachers and families has opened in Kansas City, Missouri.

“Villa View is not just about housing, it’s about stability, dignity, and opportunity,” said Beto Lopez, president and CEO of Guadalupe Centers. “When families have access to affordable, high-quality housing, it strengthens our neighborhoods and fuels long-term economic development in Kansas City.”

The 50-unit Villa View Apartments is on the corner of the longtime social services organization’s Villa Guadalupe school campus. Forty-two apartments serve households earning 30% to 60% of the area median income, with the rest offered at market rates.

Guadalupe Centers partnered with Riverstone Platform Partners as co-developers to create housing options for local families and teacher faculty nearby. The development team includes Altman-Charter Co. as the general contractor, Odimo as the architect of record, and Beacon Management as the property management agent.

Each of the 20 one- and 30 two-bedroom homes features fully equipped kitchens with Energy Star appliances, in-unit washer and dryers, central air conditioning, ceiling fans, and coat closets. Residents also have access to several community amenities, including a business center, a community room, a courtyard, a rooftop patio, and picnic areas. Villa View Apartments is built to meet Enterprise Green Communities standards.

The development was financed, in part, with $12.5 million in federal low-income housing tax credits (LIHTCs) syndicated by Hunt Capital Partners and $5.6 million in state LIHTCs syndicated by Monarch Private Capital. UMB Bank provided the federal LIHTC equity and a construction loan.
